What was broken

Rank-and-rent sites change hands on forums and Facebook groups on screenshots and trust. Sellers overstate leads, buyers wire money first and hope. Xagio already hosted the sites, tracked the rankings and logged the calls and form submissions, so it could be the party that verifies the numbers and holds the money.

The build

One-click listing from the Cloud App attaches the site, its rankings and its lead data; listing is free. Buyers filter by niche (plumbing, roofing, dental, HVAC), price band and Verified only. Verification is done by Xagio, not the seller: leads are scored from call tracking and form webhooks, with four checks on the report: 12 months of lead history, lead source, rankings tracked by Xagio, and traffic through connected GA4 and Search Console. Each listing shows Verified or Not verified. The money moves when the site does: the buyer pays, Xagio holds the funds, the seller hands over against a checklist (domain, hosting, tracking numbers), the buyer confirms, the seller is paid. Deals of $10K and up run through Escrow.com. Sellers pay a success fee only when the site sells: 15% under $25K, 10% from $25K, $75 minimum. Buyers pay nothing.

What changed

Every listing is promoted to all Xagio users, and the verification report reuses data the platform already collects, so sellers add nothing by hand. Example on the page: an $18,500 sale carries a $2,775 fee and the seller keeps $15,725.
